Johnson City Homes with Pools

The recent heat in this month of July sure leaves one thirsty for a pool, doesn't it? There's advertising on television for instant pools, above ground, in-ground. The mind races wildly, wondering what you could unearth in the back yard to accommodate this vision of pure bliss. Before you rent the backhoe, there are a few considerations for pool building we'd like to introduce to you today.

Before considering installing a pool, the biggest factor you will of course want to consider is the price of everything involved with having a pool. On average, the cost of a 32-foot-by-16-foot in-ground pool is roughly $22,000. Geographic location can vary this price, for example a pool in Florida would be half of the price of a pool in Tennessee on average. Another item that will likely affect cost is the material used to construct the pool. Commonly pools are offered in three materials:

  • Vinyl liner

  • Fiberglass

  • Concrete

Your choice of material will greatly impact the price of building. While some optionsaremore expensive, consider that the best materials will ultimately influence the resale value of your home.

Some other considerations in the cost of installing a pool:

  • Chemicals

  • Heating

  • Utilities

  • Extras

    • Diving board (expect $500-$1500)

    • LED lights

    • Hot Tub

    • Decking (expect $2,000-$5000)

  • Building Permit

  • Professional Pool Service as needed

And finally, consider the cost of increasing your home owner's insurance; substantially.
