Deal Or Deal Breaker
As you can imagine, most people that are in the market to buy a home look at many, many choices before deciding on The One. Did you know these same buyers have a list of deal breakers when deciding on homes they visit? Today, we look at the list of possible things that may turn buyers off about a property.
The top three deal breakers are items that absolutely make sense to consider. According to a recent article on Zillow Porchlight, the first is location, second is floor plan, and the last lot placement.
Location. You've heard it in every real estate advertisement through the last hundred years, "location, location, location". It's a clear fact that you can't change the location of a home, unless you're going to physically move it from it's foundation to a new location. Some locations may actually affect the value of a home. Be sure to carefully keep eyes and ears open next time you tour a potential home; are there busy intersections? Near a shopping plaza? Take note, you may want to keep looking.
Floor plan. In today's market, with sources like HGTV, DIY and other popular home shows, everyone is looking in particular at kitchens and bathrooms as key selling points. If you find a great home, but one that needs renovations to bring the dwelling up to a standard that would satisfy your wants and needs in a home, just be sure to keep in mind the resources that it may take to get the home to the desired end. Construction budgets can soar in modifying the layout of a home if it requires architectural drawings, knocking down walls, and installing beams to carry wider loads.
Lot placement. Homes on corner lots, or a flag-shaped lot where you need to drive past your neighbor’s house to get to yours might be a deal breaker for some buyers. No matter how attractive the home may be, if the lot or the siting of the house is flawed, it affects the home’s value, and may not be a purchase you want to pursue.
